What plots really change hands for

Our own record of the DHA market: the asking price, the price it most likely closed at, and how long the block took to absorb it

Read this first — what is counted and what is estimated
No dealer in DHA tells anyone the price a plot actually changed hands at. So this page does not pretend to know it. What it does know is real: when a listing stops being re-posted for 30 days it has left the market, and we have the day it first appeared and the day it was last seen — so the number of DAYS is a counted fact. The PRICE column marked in green is an estimate: 5–10% under the asking demand, which is the same rule the plot-value tool uses and comes from the office's own experience. In DHA a deal does not close above the asking; the demand is the ceiling and the bargaining happens beneath it.
