Zee Concepts apartments, Phase 7

We checked the market inventory for the whole phase. Of nearly two thousand properties listed for sale in DHA Phase 7, all but a couple are houses — and the one flat listing turned out to be a building in Phase 3 filed under the wrong phase. There is no apartment building in Phase 7: none completed, none under construction, none launched.

Every apartment project in DHA Lahore sits in Phase 2, 3, 4, 5, 6 or 8 — the older, denser phases with a commercial spine. Not one is in Phase 7, 9, 10, 11, 12 or 13. Putting the largest project on this record there would be the single biggest departure from the established pattern.

This is worth knowing for any apartment project anywhere in DHA. DHA's own construction regulations cap the height of a residential building at thirty-nine feet from the crown of the road, in every phase. A standalone apartment tower on a residential plot is simply not allowed. On a commercial building, only the upper two floors may be converted to apartments.

So the only legal route to an apartment tower in Phase 7 is a joint venture on commercial or CCA land, with the height decided case by case by DHA's Executive Board and subject to aviation clearance. The rules do not forbid it — but they do explain why it is a long road, and why an MOU is a very early point on it.

On the company: Zee Concepts (Pvt) Ltd does exist — an interior contractor's own post records a seven-floor plaza it built for them in DHA Phase 8. That is a real if modest track record. But there is no website, no social media, no directors' names and no residential project. A seven-floor plaza to a Rs 7.9 billion tower scheme is a very large step.
