Across the phases where we have enough live listings, a corner plot is asking about 8% more per marla than an ordinary plot of the same size. The premium is widest in Phase 8 at about 23.6%.

Why is a corner plot worth more?

Two open sides instead of one: more light and air, a wider frontage for the house, easier parking and, on a commercial plot, two faces for a shop. DHA's own by-laws also allow a corner house to open its gate on either road. That is why dealers quote a corner separately.

Is the premium the same in every phase?

No — and that is the point of this page. In the older, fully built phases a corner is scarce, so the premium is high. In newer phases with many empty plots there are plenty of corners on the market and the gap narrows.

Are these prices final?

No. Every figure here is the median asking demand from live dealer listings, refreshed daily. What a plot finally sells for is settled by negotiation — and the sold figure is not public in Pakistan.
