When to use it
The moment a commercial deal is agreed. DHA's commercial transfer fee surprises people who have only ever bought residential.

Every field, explained
| Value of the property (Rs) | The value the percentages are charged on. |
| DHA commercial transfer fee (Rs) | A fixed amount, higher than the residential fee, and it depends on the plot's size and category. Ask the DHA office for the figure for that exact plot. |
| Stamp duty (%) | Today's provincial rate for commercial property. |
| CVT (%) | Capital Value Tax, as a percentage of the value. |
| Withholding tax (%) | Filer or non-filer, whichever applies to you. |

How the answer is worked out
- The three percentages are added together and applied to the value.
- The two fixed amounts — the DHA commercial fee and the catch-all — are added on top.
- The second answer divides the total by the value, so you see the transfer as a percentage. On commercial property it is usually higher than on a house.
A worked example — Rs 5 crore shop

Rs 29.5 lakh in all — 5.9% of the value. On a commercial deal that is money you must have ready on the day, separate from the price.

Mistakes people make
- Using the residential DHA fee. The commercial one is different and usually much higher.
- Using last year's stamp duty figure.
- Forgetting the agent's commission, which is separate money and belongs nowhere on this page.
- Assuming the seller pays half. Settle that in writing before the transfer date.

What it does not do
- It does not know DHA's or the government's rates. We never publish them — confirm every figure at the DHA office before you pay.
- It does not handle rental income tax on a commercial property you intend to let.
- It is not a receipt or a legal document.

Because DHA's fee schedule is built that way, and commercial values are higher, so the percentage taxes are larger in rupees too.
