This one is different from every other calculator on the site: you do not supply any rates. DHA publishes a transfer chart for each of its 31 phases and blocks, and this works that chart to the rupee.

When to use it
Before you agree a price. The transfer bill on one Kanal runs into lakhs, and who pays which part of it is something you settle before the transfer date, not on it.

Every field, explained

How the answer is worked out
- Nine charges are fixed or worked off DHA's published values: verification, transfer fee and sports fund, transfer file, e-stamp (0.1% of the DC value plus Rs 4,000), membership form, membership fee, PLRA and mutation, stamp duty (1% of DC value) and TTIP (1% of DC value).
- Then FBR's 236K on the buyer: 1.25% of the FBR value for a filer, 10.5% for a non-filer.
- The seller's 236C is separate and is not in the buyer's total: 2.75% for a filer, 11.5% for a non-filer.
- DHA's own chart rounds each printed line but adds the unrounded figures, so this does the same — which is why it matches the published totals to the rupee.

With a non-filer on both sides the same transfer costs the buyer Rs 3,246,879 and the seller Rs 2,604,658 — over twenty lakh more, on each side, for want of a tax return.

Mistakes people make
- Picking the phase but not the block. Phase 8's blocks carry very different valuations.
- Assuming a built house costs the same. It does not — these charts are for a plot.
- Adding the seller's 236C to the buyer's total. They are two different pockets.
- Using these figures after 30 June 2027. The chart has a stated period, and after it the numbers are stale.

What it does not do
- It does not cover a built house, an inheritance transfer or a gift.
- It does not include anything owed on the plot — unpaid instalments, the non-construction penalty, utility dues. Those are cleared before the NDC.
- DHA EME Society is not in it: the Phase 12 chart itself says “except EME”.
- Dealer commission and a lawyer's fee are on top.

DHA Connects (a project by DHA EAA) together with the DHA Estate Agents Association, Lahore Cantt — the chart for 1 July 2026 to 30 June 2027. The source and the period are printed on every screen.
Because these are DHA's own published figures with a stated expiry, not somebody's estimate. Every other calculator leaves changing rates blank, and this page says where the numbers came from and until when they hold.
