When to use it
Before you agree a rent — as a landlord who does not want to ask too little, or a tenant who does not want to pay too much.

Every field, explained
| Phase | Pick from Phase 1 to Phase 13. Phase 9 Prism and Phase 9 Town are separate, as they should be. |
| Size (marla) | The plot size. Nearby sizes are included too — a tight band for small plots, a wider one for large ones, so there is always enough to count. |
| What kind | House, portion, flat, office or shop. A portion rents for far less than a whole house of the same size, so this matters. |

How the answer is worked out
- Every live rent listing on this site matching your phase, size band and kind is collected.
- Those rents are sorted and the middle one is taken — the median, not the average, so one ridiculous asking price cannot drag the answer.
- The quarter-point and three-quarter-point are shown as the range most rents sit in, and the lowest and highest asked are shown alongside.
- The count is always printed. If it says six listings, treat the figure lightly; if it says fifty, it is solid.
A real example — Phase 6, 10 marla house

If someone asks you Rs 300,000 for a 10 marla house in Phase 6, you now know that is well above where most of the market is — and you can say so with a number behind you.

Mistakes people make
- Comparing a portion against whole-house rents. Set the kind correctly first.
- Trusting a figure built on very few listings. The count is shown for exactly this reason.
- Forgetting that these are asking rents. What is finally agreed is usually a little lower.

What it does not do
- It does not know the condition, the street, the floor or how new the building is — all of which move rent.
- It cannot see rents agreed privately and never advertised.
- It does not include the advance, which in Lahore is commonly two to six months.
- It is not a valuation, and it is not advice on what you should accept.

Questions
- Why the middle figure rather than the average?
- Why does it sometimes say there is nothing?
- Where does the data come from?
Because one Rs 5 lakh listing among fifty ordinary ones would pull an average up and mislead you. The middle figure ignores extremes.
Because there genuinely are no live listings for that combination — an office in a small phase, for instance. Try a nearby size or a different kind.
