When to use it
Before you decide whether getting on the active taxpayer list is worth the trouble — and before a transfer, when it is too late to change.

Every field, explained
| Property value (Rs) | The value the tax is charged on. Ask which value FBR and DHA are using — the agreed price and the official value are often not the same. |
| Filer rate (%) | Today's rate for someone on the active taxpayer list. |
| Non-filer rate (%) | Today's rate for someone who is not. It is always the higher of the two, usually by a lot. |

How the answer is worked out
- The value is multiplied by the filer rate — that is what you would pay as a filer.
- The same value is multiplied by the non-filer rate.
- The third figure is simply the difference: what being on the list saves you on this one transaction.

Rs 6 lakh saved on a single transfer — more than most people's annual tax filing costs them for a lifetime. And the same gap applies again when you sell.

Mistakes people make
- Using rates from an old blog or a WhatsApp forward. They change with every budget.
- Assuming you are a filer because you once filed. The active taxpayer list is updated regularly — check that you are on it today.
- Forgetting that the buyer and the seller are usually taxed separately, at different rates.

What it does not do
- It does not know the rates. We do not publish them, because a wrong figure here costs real money.
- It does not tell you whether you are on the list — check the FBR portal.

FBR, your lawyer, or the DHA transfer office. Ask for both the filer and non-filer figure on the same day.
Usually yes, and on a large transaction the saving can dwarf the cost of doing it. Speak to a tax practitioner early — it is not instant.
