When to use it
The moment you start thinking about selling — especially if the sale is meant to fund the next purchase.

Every field, explained
| Agreed selling price (Rs) | What the buyer has agreed to pay. |
| Agent commission (%) | Starts at 1, which is the usual custom in DHA Lahore — 1% from each side. If you agreed something else, put that in. |
| Tax on the seller (%) | Today's rate for a seller, filer or non-filer as applies to you. Ask FBR or your lawyer. |
| DHA dues and NDC (Rs) | Outstanding DHA charges plus the No Demand Certificate. DHA will not transfer the plot until these are cleared. |
| Loan still outstanding (Rs) | Any bank loan against the property, which must be settled out of the sale. |

How the answer is worked out
- Commission and tax are each worked out as a percentage of the agreed price.
- Those two, plus the DHA dues and the outstanding loan, are added into one deduction figure.
- That deduction is taken off the price. What is left is the money that actually reaches you — and if it comes out negative, it turns red.
A worked example

Rs 1.98 crore reaches your hand — Rs 52 lakh less than the price you agreed. If you were counting on the full amount for the next purchase, this is the number that matters.

Mistakes people make
- Planning the next purchase on the agreed price rather than this figure.
- Leaving DHA dues empty. They accumulate quietly and the NDC will not issue until they are paid.
- Forgetting the tax on the seller — many people only think about the buyer's side.
- Assuming the buyer pays your commission. In DHA the custom is that each side pays its own.

What it does not do
- It does not know today's tax rates — we never publish those.
- It does not include what you may owe on capital gain if you are selling within the holding period. Ask a tax practitioner.
- It does not account for a buyer who delays, which costs you in other ways.
