Who owns what — the part everyone gets wrong

There are two things here and they are not owned the same way. The club itself is described in its own documents as a proprietary club fully owned by the Defence Housing Authority, Lahore. The township around it — the villas, the condominiums, the commercial strip — is the joint venture, between DHA Lahore and Bandar Raya Developments Berhad of Malaysia.

The club's own rule book puts it plainly: Defence Raya Golf and Country Club, a prestigious joint venture between DHA Lahore and BRDB Malaysia. So the name and the development are a joint venture; the club as an institution is DHA's. Both statements come from the club's own documents, and both are true of different things.

The course

Eighteen holes, par 72, 7,135 yards, rated 74.5 with a slope of 136 — a full championship course, designed by Nelson and Haworth and open since 2010. The club is affiliated with the Pakistan Golf Federation. DHA opened membership to the public in November 2018.

The Lahore Garrison Golf and Country Club is a separate 18-hole course run by the Pakistan Army, with no stated DHA connection. Do not confuse the two — they are different clubs with different memberships.

Membership, with dates

This is the only DHA-connected club whose fee history we can show with a date attached. It is also, by a wide margin, the most expensive — the Defence Club in Phase 4 asks two hundred and fifty thousand from a resident.

The township around it

About four hundred acres in all — villas in four phases from 10 marla to 2 kanal, the 8Green and 18Green condominiums, and Fairways Commercial, where the club keeps its corporate office. BRDB's own portfolio still lists the project as ongoing.

And there is a cinema inside it — CineStar at Defence Raya, in Sector M of Phase 6. That is one of only two cinemas operating anywhere in DHA Lahore.

BRDB's own portfolio page gives the size as over 9,000 hectares. That is plainly an error on their site — the figure reported everywhere else, including by the project itself, is about 400 acres. We are printing the 400.

And the golf course DHA still wants to build

This is DHA Lahore's only golf course today. On its joint-venture list DHA is offering a second one — 391 kanal at plot 181/1-D, Sector D, Phase 9 Prism. No partner has been signed for it, no tender has been issued and no date exists. Dealer sites describing Prism call it 375 kanal; DHA's own page says 391. It is a land advertisement, nothing more.
