What Phase 10 actually is today
DHA Lahore has announced a tenth phase and has issued files against it. That is the whole of what exists. The land is still being acquired, no sector plan has been published, no plot has a number, and there is no road, no sewerage and no boundary wall on the ground.
So when someone sells you "a plot in Phase 10", he is selling you a file: a paper that entitles you to a plot of that size after balloting. It is a promise from DHA, and DHA's promises have historically been kept — but kept slowly. Note also that the phase was marketed as "Phase 9 Extension" before it was renamed.
DHA's own warnings — read these before you pay anyone
This is the most important thing on this page, and it comes from DHA, not from us.
- In December 2025 DHA said the issuing of Phase 10 instalment forms was delayed, and that no individual, dealer or office had any such forms — calling any claim otherwise false and misleading.
- DHA also said that when forms do come, dealer-quota forms will be issued only through the DHA Estate Agents Association office and public forms only through designated banks. Any other route is unofficial and unsafe.
- In April 2026 DHA issued a second, categorical disclaimer — this time disowning advertisements offering four-year instalment bookings for Phase 10 with down payments of five to ten thousand rupees.
- DHA's homepage carries a standing disclaimer that it disowns all advertisements, prices, instalment plans, booking offers and balloting details circulating on social media or through unauthorised sources.
Put simply: if anyone is taking money from you today for a Phase 10 instalment form, DHA has already said in writing that he cannot have one.
Where it is — and why no one can show you the exact place
DHA's own website says Phase X lies between Ferozepur Road and Bedian Road, adjacent to Phase 9 Prism, and puts the area at roughly 180,000 kanal. That is DHA's own published description, and it is all DHA has published.
Everything beyond that — the village names, the exact boundaries, the sector layout — comes from dealers, and they copy it from each other. The coloured Phase 10 maps circulating on WhatsApp and dealer websites are drawn by dealers. DHA has published no master plan and no sector map, and until it does, nobody — including us — can tell you which village or which sector your file will land in.
If a dealer shows you a coloured Phase 10 map with sectors and plot numbers on it, ask him one question: which DHA office issued it? There is no such document yet.
The 11 September 2026 event — what it actually was
On Friday 11 September 2026 DHA held an event at the Defence Raya Golf & Country Club in Phase 6, titled "Shaping The Future of Lahore — A city worth inheriting". Dealer headlines called it the Phase 10 official launch and master-plan reveal.
It was not. Coverage written before the event describes a forum on Lahore's urban future. The one report written after it records no area figures, no actual master-plan map and no plot allocation data — only aspirations: three-hundred-foot boulevards, an IT city, high-rises, forest areas. It says plainly that balloting dates, development charges and delivery timelines still await official announcement.
The three kinds of paper — know which one you hold
Most of the price difference you hear about in Phase 10 is this difference, not a difference in the plot. An affidavit and an allocation of the same size are not the same asset.
- Allocation file — issued by DHA against a paid booking. This is the strongest paper before balloting, it transfers at the DHA office, and it is generally the cheaper of the two.
- Affidavit file — a private undertaking, often on stamp paper, promising to hand over a file later. It consistently trades a few per cent above allocation. It is dearer for a reason that cuts both ways: DHA is not a party to it.
- Instalment form — the application with the payment schedule. As of now DHA says these have not been issued at all, so anyone offering you one is not offering you a DHA document.
When possession comes — the honest answer
Balloting turns your file into a numbered plot. Possession comes much later, after roads, sewerage, electricity and the boundary are actually laid in your sector. These are two very different days.
Look at Phase 9 Prism, the last very large phase: launched years ago, balloted, and large parts of it still not liveable. Phase 10 is bigger — by DHA's own figure, several times bigger. Even the sellers quote one to two years to balloting, three to five to possession and five or more to developed plots. Anyone promising you possession in two or three years is guessing, and guessing generously.
Put it plainly: a Phase 10 file is money you park, not money you use. Buy it with money you can leave sitting for ten years or more, and do not buy it with money you will need next year.
Before you buy a Phase 10 file — the checks
- Get the file number verified at the DHA office yourself. Not a photocopy, not a photo on WhatsApp — the office.
- Confirm in writing whether it is an allocation or an affidavit, and pay the price of what it actually is.
- Match the seller's CNIC with the name on the file. If the seller is an attorney, read the power of attorney and confirm it is alive.
- Never hand over cash outside the transfer counter. Payment and transfer belong on the same day, in the same place.
- Ignore anyone who offers you a "confirmed plot number" or a "corner in Phase 10". Before balloting, neither exists.
- Treat any rate you are quoted as a quote, not a price. On the same day in September 2026, two dealer sheets differed by about seven per cent on the same one-kanal affidavit.
What we will add here
The day DHA publishes the Phase 10 sector map and the balloting result, we will put the phase on the plot finder the same way the other phases are on it — real sector boundaries, real plot numbers, and every plot with its own page. Until that day, we will not draw a map we cannot stand behind.
Common questions
No. A date of 5 February 2026 circulated widely, but no source ever cited an official DHA notice for it, and the day passed with nothing. Until DHA publishes a balloting result, no Phase 10 file has a plot number attached to it.
There is nothing to visit. Land acquisition is still under way and no sector has been demarcated on the ground. We could not find a single dated photograph or report of construction work anywhere in 2026. Anyone taking you to "your plot" in Phase 10 is showing you someone's field.
Because it would be wrong by the time you read it. File rates move week to week, an allocation and an affidavit of the same size trade at different prices, and on one day in September 2026 two dealers' own lists differed by about seven per cent on the same item.
